What Florida owners should know

NFIP building coverage is capped at $250,000 for residential and contents at $100,000. Many South Florida homes are worth far more than that, which is where private flood or excess flood coverage comes in. NFIP policies have a 30 day waiting period unless purchased in connection with a mortgage closing.

Being outside a high risk flood zone does not mean you are safe. A large share of flood claims in Florida come from properties in moderate or low risk zones, and premiums for those properties are often modest. If your lender does not require it, that is a reason to look at it, not to skip it.

Does my homeowners policy cover flood?

No. Water damage from a burst pipe is covered under homeowners. Water that rises from outside, whether from storm surge, heavy rain, or an overflowing canal, is flood and requires a flood policy.

What is the difference between NFIP and private flood?

NFIP is the federal program with fixed limits and standardized terms. Private flood carriers can offer higher limits, shorter waiting periods, and broader coverage, sometimes at a lower price. We quote both.
